If you have been monitoring the real estate landscape in South Chennai, you already know that connectivity, rapid commercial growth, and proximity to IT hubs have made regions like East Coast Road (ECR), Old Mahabalipuram Road (OMR), and Tambaram highly sought after. However, if there was one minor missing piece in the perfect puzzle of sub-urban living, it was the absolute reliance on ground borewells and private
water tankers.

That is about to change permanently, and it is going to trigger a massive transformation in real estate valuations across these zones.

According to recent official site inspections and project updates from June 2026, the long-awaited piped water supply scheme for South Chennai neighborhoods is moving at an aggressive pace. The massive
₹5,814-crore Perur desalination plant project is already 66.5% complete. The project is strictly on track to deliver an impressive 400 MLD (Million Liters per Day) of piped water supply to these regions within the next year, with the final overall commissioning set for October 2027.

A Look Behind the Infrastructure Upgrades

The scale of engineering currently being executed is immense. Major marine works have progressed significantly, featuring underground 2,500mm HDPE pipelines being laid right beneath the seabed. To date, two intake pipelines and a brine outfall line are fully completed
and connected.

To transport this clean, desalinated water directly into the residential segments of the city, massive transmission pipelines stretching over 59km are being actively laid from Perur all the way to Porur. Out of the 37.13km of pipelines procured for this line, 10.32km have already been positioned. Furthermore, under the specialized Perur–Kovilancheri package, 7.13km of the total 27.1km pipeline has been
successfully completed.

In parallel, infrastructure upgrades are stretching to Northern and Western pockets as well. A ₹686.54-crore water supply and sewerage network upgrade is moving ahead across areas like Madhavaram, Manali, Vadaperumbakkam, Theeyambakkam, Mathur, and Puzhal. By using advanced trenchless technology along Grand Northern Trunk Road, pipelines are being laid smoothly without digging up roads. This package introduces
7,087 manholes, 183.38km of sewer pipelines, and 14 sewage pumping stations, directly benefiting close to two lakh residents who will now gain clean, structured house connections.

The Big Tip for
Smart Investors:
Stop Procrastinating

Every single time major infrastructure transitions from "proposed" to "operational" in Chennai, property prices experience an overnight spike. We have seen this happen with the Metro Rail extensions, and we have seen it happen with major flyovers and bypass roads.

The most useful tip for any home buyer right now is simple: procrastinating your home buying decision during this final growing phase of ECR, OMR, and Tambaram means you will certainly miss a massive window of opportunity.

Once the piped water supply becomes functional next year, the standard overheads for residential communities will drop, livability indices will soar, and the sheer demand for these
micro-markets will shoot up. If you purchase now, you enter the market at current pricing while unlocking immediate capital appreciation the moment the taps turn on. Waiting for the project to be 100% completed means you will end up paying a premium for the exact same carpet area.
